For decades Corcoran was farmland and large lots in the corner of Hennepin County. In the last several years municipal utilities have been extended and large subdivisions have gone in, so the city now has brand new development sitting directly against working agricultural land. Buyers who last looked here five years ago do not recognize the market.

Two things need checking on every Corcoran address, and they catch people out constantly. The school district, because the city is split between districts and the boundary does not follow anything you can see from the road. And whether the parcel is on new city services or still on a well and septic, because in a city that is mid-transition both exist within a mile of each other.
