The short version

We price your home on real numbers, prepare it without wasting your money, and market it to the buyers looking in your area.

A listing goes wrong in the first ten days or it does not go wrong at all. Price it where the comparable sales support it and you get showings, offers and leverage. Price it on hope and you spend six weeks teaching the market what your house is not worth, then take less than you would have gotten in week one.

The pricing conversation is the whole job. We bring the comparable sales, what they closed at, what they had that you do not and what you have that they did not. Then we tell you the number we can defend to an appraiser. If that is lower than you were hoping, you hear it from us at the kitchen table instead of learning it from thirty days of silence.

Preparation is where sellers overspend. Not every house needs new flooring to sell. Paint, decluttering, a deep clean and getting the light right cover most of it, and we will walk the house with you and say which projects will come back at closing and which ones are you spending money to please yourself. Sometimes the answer is a five hundred dollar fix that removes an objection from every showing.

Then photography, because almost every buyer decides whether to see your house on a phone screen. Bad photos cost showings, and showings are the only thing that produces offers.

Once it is live, the work is showing feedback, follow up with the agents who came through, and reading the offers properly. The highest number is not always the best offer. Financing type, appraisal gap language, inspection terms, closing date and how much earnest money is at risk all matter, and we will lay two offers side by side and show you which one is more likely to reach the closing table.

    What buyers said, what came up twice, and whether the price is telling us something.

  6. Offers and close

    Offers compared on terms and not only price, then inspection, appraisal and the closing table.

What is my house worth?

That takes a walkthrough and a look at the comparable sales in your immediate area. Ask for a comparative market analysis and we will put it together for you. It is free and it is not a sales pitch.

How long will it take to sell?

Depends on the price and the town, and anyone giving you a firm number before seeing the house is guessing. What we can tell you is what has been happening to houses like yours nearby, how long they sat and what they closed at against list.

What should I fix before listing?

Less than you think. We walk the house and rank it: what returns at closing, what removes an objection cheaply, and what you would only be doing for yourself. Then you stop wherever your budget stops.

Do I have to be out of the house for showings?

For the showing itself, yes, including pets where you can manage it. Buyers do not look properly with someone watching them. Photography and the first weekend are the parts worth planning around.

Will you be the one at my listing, or do you hand it off?

Cliff and Jeremy handle every listing personally, from the first walkthrough through closing. That is the whole reason the team is two people.
