The automated number on a real estate portal is a starting point built by a computer that has never been inside your house. It does not know you finished the basement, and it does not know your neighbor’s comparable sale included four acres you do not have.

A comparative market analysis is a person doing the work. We pull the sales that compare, same town, similar square footage, similar age, similar lot, and adjust for the differences between those houses and yours. Then we look at what is active and pending against you right now, because that is your competition if you list.

The adjustments are where the local part matters. An acre in Greenfield is not an acre in Plymouth. A walkout basement on a wooded lot is worth real money. Lake frontage in Annandale is priced by the lake and the frontage, not by the square footage of the house. A finished basement counts, and it does not count the same as above grade square footage.

You get a range with the reasoning attached, and the comparable sales themselves so you can see what we saw. If the number means you should wait a year, we will say so. Plenty of the analyses we do are for people who are not selling anything this year and want to know where they stand.

Is a CMA the same as an appraisal?

No. A CMA is a licensed agent’s opinion of value based on comparable sales. An appraisal is a formal report from a licensed appraiser, usually ordered by the buyer’s lender. The two often land close together, and the appraisal is the one the loan depends on.

Does it cost anything?

No, and there is no obligation attached to it.

Why is your number different from the estimate on the big real estate sites?

Those are computed from public records and past sales without anyone seeing the house. They cannot value a finished basement, a new septic system or a lot that backs onto water. In this area, where lot size and acreage swing so much house to house, the automated numbers are often well off.

Can I get one if I am not selling?

Yes, and a lot of people do. Refinancing, removing mortgage insurance, estate planning, or wanting to know where you stand.

How current is it?

We use closed sales from the recent past and weight the newest ones heaviest. If your market moves, the number moves, so an analysis from a year ago should be redone before you act on it.
